Our venue is ideal for intimate weddings, showers, milestone celebrations, brand dinners, and other meaningful moments in West Seattle. Please note that there are two Nigerian dwarf goats that live on the property.

    Enjoy exclusive access to our private outdoor backyard, perfect for intimate gatherings and micro events, featuring flexible seating and amenities. Our outdoor event space is available at hourly pricing with a 4-hour minimum. Please note that set up and breakdown must be completed within your rental window, making it an ideal choice for a wedding venue or any occasion at our West Seattle venue.

    📅 Additional Details

    All reservations for our West Seattle venue require a 4-hour minimum. Setup and teardown time are included in all-day bookings, making it perfect for intimate gatherings, micro events, or even larger outdoor events. A security deposit and event insurance are required for larger gatherings. Our venue has a capacity ideal for up to ~60 guests, with the option for higher numbers by request.

    🍽️ Can we bring our own food and beverages?

    Yes! You’re welcome to bring your own food and beverages or hire a caterer of your choice. We do not require you to use in-house catering.

    • Alcohol is allowed, but must be served by a licensed and insured bartender (no self-serve bars).

    • All alcohol service must comply with Washington State and City of Seattle regulations.
       
    • You are responsible for all catering, bar service, rentals, and staffing unless otherwise arranged.

    👩‍🍳 Can we choose our own caterer?

    Absolutely. We are a bring-your-own-caterer venue.

    • All caterers and bartenders must be licensed and insured.
       
    • Proof of insurance may be required prior to your event.
       
    • Food trucks or mobile catering setups may be approved on a case-by-case basis (space, access, and power dependent).

    🛠️ What about other vendors (DJ, florist, planner, rentals, etc.)?

    You’re welcome to bring in your own vendors, including:

    • Caterers
       
    • Bartenders
       
    • DJs / musicians
       
    • Florists
       
    • Planners / coordinators
       
    • Rental companies
       
    • Photographers / videographers
       

    All professional vendors must be licensed and insured.
    We may request COIs (Certificates of Insurance) prior to your event.

    🪑 Do you provide tables, chairs, and furniture?

    We provide a curated selection of furniture depending on your rental package, including:

    • Wood dining tables with cushions
       
    • Folding tables
       
    • Lounge seating options
       
    • Deck furniture (for applicable packages)
       
    • Coffee & tea brewers
       

    For larger events or specific layouts, additional rentals (chairs, tables, tents, etc.) are typically brought in by the client.

    🚚 When can vendors arrive for setup?

    • All-day rentals include setup and teardown windows.
       
    • For shorter rentals, setup and teardown must occur within your booked time unless otherwise arranged.
       
    • Vendor arrival times must be coordinated in advance.

    🧾 Is a security deposit required?

    Yes. A refundable security deposit is required to hold your date and is returned after the event, provided there is no damage or excessive cleanup required.

    🛡️ Do we need event insurance?

    For weddings, larger gatherings, or events serving alcohol, event insurance is required and must name the property owner/venue as additionally insured.
    This is usually inexpensive and can be purchased online in minutes.

    🔥 Are candles, heaters, or open flames allowed?

    • Enclosed candles and the provided fire table may be allowed with approval.
       
    • Open flames, fireworks, or sparklers are not permitted.
       
    • Outdoor heaters are provided for deck use (with applicable packages).

    🔊 Is there a noise cutoff?

    Yes. As we are located in a residential neighborhood:

    • Events must comply with City of Seattle noise ordinances.
       
    • Amplified music may have volume limits and end by a set time (you can define this, e.g., 9 or 10 PM).
       
    • We focus on intimate, respectful gatherings, not late-night parties.

    👥 How many guests can we have?

    • The venue is ideal for up to ~60 guests.
       
    • Larger events (up to ~100) may be considered on a case-by-case basis and may require additional rentals, staffing, and approvals.

    🧹 Who handles cleanup?

    • Clients are responsible for basic cleanup and removing all brought-in items.
       
    • Trash, decor, rentals, and vendor equipment must be removed at the end of the event.
       
    • We handle standard venue reset; excessive mess may be deducted from the security deposit.

    🌧️ What about weather?

    • Outdoor events are weather-dependent.
       
    • Tent rentals or rain plans are the responsibility of the client.
       
    • We recommend always having a backup plan for Seattle weather ☁️😉

    💳 What deposit is required to book?

    To reserve your date, a non-refundable booking deposit is required at the time of booking.

    • The booking deposit is 50% of the venue rental fee.
       
    • Your date is not held until the deposit is received and the contract is signed.
       
    • The remaining balance is due 14 days before your event date.
       
    • A refundable security deposit (typically $750) is also required and is due 14 days before the event along with the final payment.
       

    The security deposit will be returned within 7 days after the event, provided there is no damage, excessive cleaning required, or policy violations.

    🛑 What is your cancellation policy?

    Because we reserve the date exclusively for you and turn away other bookings, the following cancellation policy applies:

    • More than 60 days before event:
       
      • Your booking deposit is non-refundable
         
      • Any additional payments made beyond the deposit will be refunded
         
    • 30–60 days before event:
       
      • 50% of total venue rental fee is forfeited
         
      • Any payments beyond that amount will be refunded
         
    • Less than 30 days before event:
       
      • 100% of the venue rental fee is non-refundable
         
    • Within 7 days of event or no-show:
       
      • No refunds of any kind

    🌧️ Weather & Force Majeure

    • The venue is primarily an outdoor space and weather is not grounds for cancellation or refund.
       
    • We strongly recommend securing a tent or rain plan.
       
    • In the rare case of extreme events (fire, government shutdowns, unsafe conditions), we will work with you to reschedule your event based on availability.

    🔁 Can we reschedule?

    • One reschedule may be allowed with at least 30 days’ notice, subject to availability.
       
    • Your deposit may be applied to a new date one time only.
       
    • Rescheduled dates must occur within 6 months of the original date.
       
    • If you cancel after rescheduling, standard cancellation terms apply.

    📌 Important Notes

    • All cancellations must be made in writing.
       
    • The venue reserves the right to cancel events that violate house rules, capacity limits, or safety policies, with no refund.
       
    • Refunds (if applicable) are processed within 7–10 business days.
